When it comes to finding the best space for your business, location is key. There are a lot of variables in finding the RIGHT location and it can make or break a business. Without question, our team uses all of the largest and most widely utilized databases to give our clients the maximum variety of options to choose from, but the real secret to success is our team. We know the markets, and the communities that reside in them intimately, which allows us to better serve our clients. When we look at a space, we not only recognize the potential but understand the nuances and know the right questions to ask. We consider zoning, parking, build-out possibilities, and truck access as well as the neighborhood demographics, vacancy rates, and rental rates – the little things that can make all the difference.

YOU’VE FOUND A SPACE – NOW WHAT?

Whether you’ve found a space yourself or let us do the dirty work for you, there are a few other hurdles to overcome before you begin negotiations with the Landlord. We will provide you with comparable lease transactions, draft a lease proposal and gather information on the property of interest. We will review the lease/purchase contract with you, make sure you understand each aspect (e.g., subleasing and assignment provisions, estoppels, personal guarantees etc.) and then negotiate on your behalf to ensure that the contract you sign is not only everything you want it to be, but everything you need it to be.
